Bank mortgage specialists in Canada

A bank mortgage specialist is an employee of a bank who arranges that bank’s mortgages, whether at a branch or as a mobile specialist who meets you at home or at work. They know their own lender’s products and approval process in detail, and they can only offer that one lender.

The mortgage specialists listed here describe the bank they work for and the areas they cover. Going to a bank directly makes sense in some situations and not in others, and the difference is worth understanding before you apply.

Mortgage specialist vs mortgage broker

A mortgage specialist works for one lender and is paid by it. A mortgage broker is licensed to arrange mortgages with many lenders and is usually paid by the lender that funds the deal. The specialist can offer one set of products in depth; the broker can compare many.

Neither is automatically cheaper. A bank may offer relationship pricing to a customer with significant deposits or investments, and a specialist can sometimes get an exception approved internally. A broker, meanwhile, can put the same file in front of several lenders and show you the difference in writing.

When going direct to your bank makes sense

If you have a large existing relationship with a bank, straightforward income and a straightforward property, the bank’s own specialist may match or beat a broker’s offer. It is also the simplest route when you want the mortgage, chequing and line of credit in one place.

It makes less sense when the file is unusual, self-employed income, rental properties, a recent credit event, because a single lender’s rules either fit or they do not. A second quote from a broker is the easy way to find out whether the bank’s offer is its best.

What a mobile mortgage specialist does

A mobile mortgage specialist is a bank employee who works outside the branch, often on evenings and weekends, and is usually paid partly by commission. The role exists to compete with brokers on convenience; the product shelf is still that one bank’s.

Ask about the penalty calculation, prepayment privileges and whether the mortgage is registered as a standard or collateral charge. Those terms differ between lenders and matter more over five years than a small difference in rate.

Common questions

Is it better to use a mortgage broker or a bank?

It depends on the file. A bank’s own specialist can be competitive for an existing customer with a simple application. A broker can compare many lenders at once, which matters most on unusual files. The practical answer is to get both quotes in writing and compare the full terms, not just the rate.

Who pays a bank mortgage specialist?

The bank. Specialists are employees, often paid a salary plus commission on the mortgages they arrange. They do not charge you a fee, and they can only offer their employer’s products.

Can a bank mortgage specialist beat a broker’s rate?

Sometimes, particularly for customers with substantial deposits or investments at the bank, where relationship pricing applies. Showing the specialist a written offer from elsewhere is often what unlocks their best number.

How do I check a bank is federally regulated?

OSFI publishes the list of federally regulated banks and trust companies. Bank employees arranging the bank’s own mortgages are generally not licensed as mortgage brokers, because they are covered by the bank’s federal regulation. Listings here are self-reported.
