Privacy Policy

Last updated September 10, 2026

This Privacy Policy explains how MortgageDirectory.ca and its owners and operators (collectively, “MortgageDirectory.ca”, “we”, “us”, or “our”) collect, use, disclose, retain, and protect information in connection with the website, directory listings, account features, contact tools, calculators, and related services (the “Services”).

1. Scope and Privacy Commitment

MortgageDirectory.ca is a Canadian directory intended to help consumers discover and connect with real estate and mortgage professionals and related service providers. This Policy applies to information handled through the Services and is intended to reflect applicable Canadian privacy requirements, including the Personal Information Protection and Electronic Documents Act (“PIPEDA”) where it applies, and other applicable privacy laws.

Certain business contact information used solely to communicate with an individual in relation to their employment, business, or profession may be treated differently under applicable privacy law. Information that is publicly accessible is not necessarily unrestricted for every purpose; we seek to collect, use, and disclose information only where permitted by law and for purposes that are reasonable in the circumstances.

2. Information We May Collect

2.1 Professional and directory information

  • Name, business or brokerage name, professional title, business contact information, office location, service areas, website and social-media links.
  • Professional descriptions, biographies, languages, specialties, service categories, photographs, logos, videos, credentials or licence-related information submitted by a user or obtained from lawful public sources.
  • Publicly available business or professional information from websites, directories, advertisements, registries, social profiles, professional pages, or other sources where collection and use are permitted by law.
  • Profile activity, listing status, activation status, edits, account preferences, and communications with us.

2.2 Consumer, lead and inquiry information

  • Name, email address, telephone number, location, message content, and the professional or service category you wish to contact.
  • Information voluntarily entered into a calculator, questionnaire, comparison tool, contact form, or lead form, which may include property, mortgage, financing, affordability, transaction, or service-request details.
  • Any other information you choose to provide when requesting information, contacting a listed professional, or communicating with a service partner.

2.3 Technical, usage and analytics information

  • IP address, browser and device information, operating system, referring and exit pages, timestamps, pages viewed, clicks, session information, approximate location derived from IP, and similar server-log information.
  • Cookies, local storage, pixels, analytics identifiers, and similar technologies used for site functionality, security, traffic analysis, performance measurement, attribution, and site management, subject to applicable law and consent requirements.
  • Aggregated or de-identified information used to understand traffic sources, user behaviour, listing performance, site operations, and market trends.

3. Where Information Comes From

We may obtain information directly from you, from consumers or professionals who submit it, from lawful public sources, from professional or business directories, from service providers, from referral or partner sites, and automatically through use of the Services. Where a listing is created from public professional information, the professional may be invited to review, correct, claim, or activate that listing.

4. How We Use Information

  • Create, maintain, display, index, categorize, and improve professional directory listings.
  • Allow users to create, claim, activate, manage, correct, or delete accounts and listings.
  • Connect consumers with the professional, business, or service partner they selected or reasonably requested to contact.
  • Operate calculators, forms, comparison tools, lead-routing functions, analytics, fraud prevention, security, troubleshooting, and customer support.
  • Measure traffic sources, site usage, listing engagement, campaign performance, and service quality; develop and manage the Services.
  • Communicate about account activation, directory status, service messages, support requests, policy updates, security, and, where permitted by law, relevant commercial communications.
  • Use submitted or licensed professional listing content on MortgageDirectory.ca and affiliated or partner sites in accordance with the Terms of Use and applicable law.
  • Comply with legal obligations, enforce our agreements, protect rights and safety, prevent misuse, and respond to lawful requests or disputes.

5. Account Creation, Activation and Consent

Creating an account, claiming or activating a listing, submitting information, or continuing to use account-based features confirms that you have reviewed this Privacy Policy and the Terms of Use. Where applicable law requires consent for a particular collection, use, disclosure, cookie, or communication, we will rely on a legally valid form of consent or another lawful basis. Consent is not implied merely because information can be found somewhere online.

If you provide information about another person, you represent that you are authorized to provide it and, where required, have obtained any necessary consent for us to handle it for the stated purpose.

6. Communications and Canada’s Anti-Spam Legislation (CASL)

We may send administrative or service-related messages concerning accounts, security, inquiries, listing status, or transactions. We may also send commercial electronic messages only where permitted by applicable law, including CASL. Depending on the circumstances, this may be based on express consent, a valid form of implied consent, or another applicable exception.

When relying on a conspicuously published business email address, we will do so only where the legal requirements for that form of implied consent are satisfied, including that the address was conspicuously published without a statement against unsolicited commercial messages and that the message is relevant to the recipient’s business role, functions, or duties. We may maintain records of the source, date, and basis relied upon for such communications.

Commercial electronic messages sent by or on behalf of MortgageDirectory.ca will include the identification and unsubscribe information required by law. Unsubscribe requests will be processed within the period required by CASL. Unsubscribing from marketing does not necessarily stop non-promotional service, security, or account messages that are reasonably necessary to provide the Services.

7. How We Share Information

We do not promise that information submitted to the Services will remain visible only on MortgageDirectory.ca. Subject to this Policy, the Terms of Use, applicable law, and any required consent, we may disclose information in the following circumstances:

  • Intended recipients. If a consumer uses a contact form, calculator, comparison tool, lead form, or other feature to request contact or a service, the information supplied may be sent to the professional, brokerage, business, lender, service provider, or other recipient reasonably identified by or relevant to that request.
  • Service partners. We may share information with technology, hosting, analytics, security, email, customer-support, data-management, and other vendors that help us operate the Services, subject to appropriate contractual or legal safeguards where required.
  • Partner or affiliated sites. Professional listing information and content that users submit, publish, or license to us may be displayed or used on partner or affiliated websites, directories, applications, or promotional channels as permitted by the Terms of Use and applicable law.
  • Business transactions. Information may be transferred as part of a merger, financing, sale, reorganization, due diligence process, or transfer of all or part of the Services, subject to applicable law.
  • Legal and safety reasons. We may disclose information where required or permitted by law, legal process, regulatory request, investigation, enforcement of our rights, fraud prevention, or protection of users, the public, or the Services.

In this Policy, “Partner” may include a potential client, professional, lender, brokerage, referral recipient, service provider, technology provider, or other party involved in responding to a user’s requested connection or operating the Services. We do not interpret this term as permission to disclose personal information for unrelated purposes without a lawful basis.

8. Public Listings and Search Engines

Directory listings are intended to be public. Information displayed in a public listing may be indexed by search engines, cached, copied, linked to, or viewed by third parties. Removing or changing a listing on MortgageDirectory.ca may not immediately remove copies held by search engines, archives, recipients, or unrelated third parties. We do not control those third-party copies.

9. Images, Logos and Other Content

Users should upload or submit only images, logos, text, and other content that they own or are authorized to use. We may also display content obtained from sources where we reasonably believe use is lawful. However, we cannot guarantee that every third-party or user-supplied item is free of competing intellectual-property claims.

If you believe an image, listing, data item, or other content on the Services infringes your copyright or other rights, email admin@mortgagedirectory.ca with the URL, description of the material, your contact information, the basis of your claim, and any supporting information. We aim to review credible notices within 24–48 business hours and may remove, restrict, replace, or investigate content as appropriate. This target is not a guarantee of final resolution within that period.

10. Retention

We retain information only for as long as reasonably necessary for the purposes described in this Policy, to operate and protect the Services, to maintain appropriate records, or to satisfy legal, accounting, dispute-resolution, fraud-prevention, or regulatory obligations. Retention periods vary by type of information and context.

Deleted information may remain temporarily in backups, logs, archives, suppression lists, legal records, or systems designed for security and continuity. We may retain aggregated or de-identified information where it no longer identifies an individual. We may also retain limited information needed to document an unsubscribe, deletion, consent, dispute, or compliance request.

11. Access, Correction and Deletion

Account holders may be able to update, correct, or delete information through the profile section of their account. You may also contact us to request access to, correction of, or deletion of personal information under our control, subject to identity verification and any legal exceptions.

Visitors or end customers who do not have an account may request deletion or correction by emailing admin@mortgagedirectory.ca. We will respond in accordance with applicable law. Some information may not be capable of deletion where retention is required or permitted by law, where deletion would affect the rights of others, or where the information has already been disclosed to an independent recipient at the user’s request.

12. Safeguards and Security

We use administrative, technical, and organizational measures that we consider appropriate to the nature of the information and the Services. No internet transmission, website, database, or storage system is completely secure, and we cannot guarantee absolute security. Users are responsible for maintaining the confidentiality of their account credentials and for promptly notifying us of suspected unauthorized access.

13. Cross-Border Processing

Our service providers or partners may process or store information in Canada, the United States, or other jurisdictions. Information processed outside your province or Canada may be subject to the laws and lawful-access requirements of the jurisdiction where it is processed. We will use service providers and contractual or other safeguards as required by applicable law.

14. Cookies and Analytics

We may use cookies and similar technologies for essential site functions, preference storage, security, analytics, attribution, and performance. Where required by law, we will request consent before using non-essential technologies. Browser or device settings may allow you to limit certain cookies, although doing so may affect site functionality.

15. Third-Party Websites and Services

The Services may link to or integrate with third-party websites, professionals, lenders, brokerages, platforms, calculators, or service providers. Their privacy practices are governed by their own policies. MortgageDirectory.ca is not responsible for the privacy, security, availability, or conduct of independent third parties.

16. Children

The Services are not intended to create professional directory accounts for individuals under the age of majority in their province or territory of residence. We do not knowingly seek personal information from children for directory-account purposes. If you believe a child has provided personal information improperly, contact us so we can review the matter.

17. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes to the Services, our practices, technology, or legal requirements. The “Last Updated” date will identify the current version. Where required, we will provide additional notice or obtain consent for materially different uses of personal information.
