Luxury real estate agents in Canada

A luxury real estate agent (often searched for as a “luxury realtor”) works mostly at the top of a local market: large or architecturally significant homes, waterfront and estate properties, and penthouse condos. What defines the segment is not a fixed price, which varies hugely by city, but a smaller pool of buyers, fewer comparable sales, and more attention to privacy.

The agents listed here represent buyers and sellers of high-value homes across Canada.

Pricing a home with few comparable sales

At the top of a market there may be only a handful of genuinely comparable sales in a year, and each home is different. Pricing therefore relies more on judgment: how a property’s land, view, design and finishes compare with the few recent sales, and what buyers in that segment are currently prepared to pay.

Overpricing is costly at this level. A home that sits for months becomes known among the small group of buyers and agents active in the segment. Ask any listing agent for the sales behind their recommendation and how long similar homes took to sell.

Privacy, marketing and off-market sales

Some sellers prefer limited exposure: no public open houses, showings by appointment to qualified buyers only, fewer photographs of the interior. Others want the widest possible marketing. A luxury real estate agent should discuss the trade-off openly, because limiting exposure can also limit the price.

Private or off-market sales are possible but are subject to the rules of the agent’s brokerage, their real estate board and, for CREA members, organised real estate’s listing policies. Ask what those rules allow before you agree to market a home quietly.

Buying at the top of the market

For buyers, the same scarcity cuts the other way: there may be little evidence to anchor a price, and lenders may take a more conservative view of value. A lender’s appraisal below the purchase price means a larger down payment. Agree on financing early and expect more scrutiny than on a typical purchase.

Due diligence also widens. Custom homes have custom systems; waterfront and estate properties can involve shoreline rules, easements, private services and heritage restrictions. A specialist inspection and a lawyer’s review of title are worth more here than anywhere.

Common questions

What counts as a luxury home?

There is no fixed threshold. It is usually defined locally, as the top slice of a market by price, with features that make each home hard to compare: size, land, location, view or design. What counts as luxury in one city would be mid-market in another.

How do I find a luxury real estate agent?

Look for an agent with recent sales in your price range and neighbourhood, ask how they market high-value homes and how they protect a seller’s privacy, and ask for references from comparable clients. Check their registration on the provincial regulator’s register.

Do luxury homes take longer to sell?

Often, because there are fewer buyers at the top of any market. How long depends on pricing, condition and the local market. A realistic list price shortens the time more than any marketing does.

Is commission different on a luxury home?

Commission is negotiable at every price. Some sellers negotiate a different structure at higher prices; others pay for a broader marketing package. Agree on the amount and what it includes in the listing agreement.
